Welcome to the MEDICI ESTATES!
We offer beautifully designed residential islands, decorated entirely in accordance with the theme we chose for each of it. Currently, we have our first theme "Tuscany" available on two SIMs, named "Provincia Latina" and "Provincia Livorno". The archipelago will constantly be extended and developed. Our aim is to provide an authentic, natural enviroment where the residents regard each other as friendly neighbours, where they organize events and participate in social gatherings. Residents, that are particularly intersted in the theme of each island and play their part in developing and shaping the idea as well as the community on each island. In order to achieve that, some rules for the use of and for building on MEDICI ESTATES have to be set and every resident is strongly asked to behave according to those rules.
First of all you should know that the MEDICI ESTATES are no "mainland" owned by Linden Labs, the islands are sold from private to private. This is why you do not need to be a Second Life Premium Member to become a landowner on our estate.
You will be "signing" a contract with us, the estate owners, when you buy your land here. This contract contains some information about how to live together in a harmonic neighbourhood and how to keep up the specific atmosphere we created for each themed SIM so that all the tenants are able to enjoy the surroundings in the same manner.
The Basic Rules for Living at MEDICI ESTATES::
- Please make sure to build your house in accordance with the building rules of the islandtheme.
- Be careful to choose plants that fit into the theme/climate of the island.
- When terraforming, please stick to the overall style of the environment.
- Please respect the privacy of your neighbours.
- Refrain from using spybots, security scripts or agressive particle emitters.
- Please use the SIM's resources in a way that is fair to everybody (keeping in mind the ratio between your parcel and the entire SIM).
- Do not use ban lines.
- Please keep your parcel tidy and cleaned up.
- Our themed islands are for residential use only! We do not permit commercial projects of any kind.
Construction
Constructions and building on the tuscany-themed islands Provincia Livorno and Provincia Latina.
It is our aim to provide the feeling of living in an authentically themed, structured and decorated estate. In case you do not agree with the building or using restrictions that are connected with that, it is most likely that our archipelagos are not the place you are looking for.
Please note the following:
- We only allow houses that fit into the overall style of the archipelago, the Tuscany theme in our case. Please use italian country houses or old english villas - you are also allowed to use victorian style mansions. When using colours or textures, make sure those go well with the environment. We do not permit modern villas, castles or treehouses.
- Flying houses and other flying objects (apart from birds) need to be at least 400 m above ground. At that height, you are allowed to have your skybox if you wish.
- No skyscrapers, no buildings higher than 30m, every building has to fit into the theme and decoration of the environment.
- Houses are only allowed on land - no buildings are permitted on the water.
- Please refrain from building too close to the edge of your parcel. Keep a distance that looks good with the size of
the building.
Please keep in mind that the size of the building has to go with the size of your parcel. If you own a relatively small patch of land, please limit yourself to a comparatively small building.
If you own a parcel of 4.000 sqm and larger please observe the following regulations:
- Do not cover more than 1/3 of your premises with buildings.
- Do not use more than 1/2 of your ground (part of the plot you can build on - water does not count as ground) for buildings
- Try to limit yourself to covering not more than 1/2 of your entire parcel with prims (that includes stones, squares etc.)
If you have some special building projects in mind and you are not sure if they are compatible with our regulations, please feel free to contact us and we will be happy to discuss the options with you.
If you would rather use prefab buildings, please make sure you opt for a high-quality home. You can find information about most of the prefabs that are on sale in sl either on www.slexchange.com or on www.onrez.com. Searching for different keywords will help you to find your dreamhome without any problem..
TERRAFORMING AND PLANTS
Within limits, a light terraforming is allowed. You may flatten and adjust your land, but a complete reshaping is not allowed. Please do not change the overall character of the land. If you bought a plot of flat land, please refrain from turning it into an alpine region. If there were hills on your land, please do not tear them down to get a plain parcel. Do not use prims to build land where there is none supposed to be. We do neither allow artificial islands or lawn nor concrete areas. If you are in doubt if you are allowed to realize your building plans, please do not hesitate to contact one of our administrators. All of us are happy to help you.
Please make sure the vegetation you use to decorate your plot is compatible with the theme, the environment and the nature of the SIM. Tropical jungle plants are hardly ever found in Tuscany, thus, you are not allowed to use this type of plants. If you are looking for high-quality plants, please refer to the following stores:

Should we receive the impression that some of the used plants do not go at all with the environment, we are going to ask you to remove them. Should you not comply, please remember that we have the right to return the plants to you (they will appear in your inventory's Lost and Found folder)
If you require help for putting the right type of plants on your land, please feel free to contact us. We are happy to help and usually do this for you free of charge. )
UTILIZATION
As long as there is no written agreement between you and us that states otherwise, the entire land on MEDICI ESTATES is for residential use only and you are not allowed to use it for commercial purposes. However, you can offer events on your parcel or invite your friends over for a game of poker. You are allowed to offer consultant services, you may open a little studio or your own private gallery. Please remember:
- No shops
- No brothels or escort services
- No clubs without prior permission from our side
- No Malls
- No Casinos
- No billboards or banners of any kind
If you are planning to build something in particular, e.g. a little italian street café, please do not hesitate to contact us.
BANDONING OR SELLING LAND
A patch of land bought from us is default not for resale. However, we will be happy to make you an offer if you wish to return your land to us and thus end the contract between you and us. This offer will not be lower than 50% of the amount you paid when you acquired the lot. If you wish to sell or transfer the land to a third party, please speak to one of our estate managers first. Please note that you are obliged to pay the monthly tier fee as long you are the owner of the parcel. You may abandon the land immediately if you wish. However, this does not qualify you for claiming the refund of the money you paid for the premises but you are no longer obligated to pay any fees.
The monthly fee is to be paid one month in advance. If a contract ends before the end of the month, no refund of the advance payment will be given.

MINIMIZING LAG
In order to avoid lags, please make sure you have as little running scripts on your land as possible and keep the use of particle poofers low.
BREACHING THE CONTRACT
DThis convenant is to be regarded as a contract between you and the MEDICI ESTATES. You automatically accept the conditions of the contracts as well as the TOS of Second Life (http://secondlife.com/corporate/tos.php) as soon as you buy or rent land on the MEDICI ESTATE archipelago.
In case you do not follow the a.m rules and regulations, this will be considered an infringement of the contract which will lead to a cancelation of the contract in severe cases. Should this happen, you are not eligible to have sales prices or fees refunded.
